Our Property & Project Management services can be categorized into the following areas:
Administration & Secretarial
Advise on, and compliance with the Building Maintenance & Strata Management Act (BMSMA).
Maintain strata roll and supply information and certificates.
Report on all matters pertaining to maintenance and management of the estate.
Attend promptly to all correspondence, statutory notices and enquiry on behalf of the client.
Conduct regular council meeting and annual AGM or EOGM. Record and circulate minutes of the meetings to local authorities and subsidiary proprietors as required.
Control, manage and administer the maintenance of the common property.
Liaise with solicitors, contractors, Singapore Civil Defence Force (SCDF) and local authorities as and when necessary.
Attend to all complaints and setting up of proper record to register these complaints and to establish and maintain good relationships with subsidiary proprietors and / or their tenants.
Finance & Accounting
Provide fully computerized billings, collection of contributions levied and follow up on prompt payment. Issue of reminders/notices to recalcitrant debtors.
Certify and keep proper records of all monies collected and expended or outstanding or accruing due in respect of the management/maintenance of the said property and ensure that such records and books of accounts are made available at all reasonable times for inspection.
Keeping accounting records and produce monthly / year to date income and expenses (with budget variance) statement, balance sheet, customer aging statement and bank reconciliation statement.
Ensure that all expenses, charges, disbursements and such other outgoing whatsoever there are, are duly paid and discharged.
Keep and operate a complete and accurate set of accounts and a fixed assets register.
Keep account of petty cash and maintain record of transactions.
Check and certify invoices for payment.
Forecast and prepare yearly budgets with consideration to future expenditures and income.
